Nest, London

The GuestInvest financing concept, which allows investors to purchase a hotel room, has generated much industry interest across the hospitality industry since it was first put into practice at Guesthouse West in West London in April 2004.

The deal means investors can stay in their room for up to 52 nights a year and potentially receive a return on their investment by allowing the hotel to let the room out for the remainder of the year.

Now CEO and founder Johnny Sandelson is redeveloping a site near Paddington station in London to create a new 170 bedroom hotel called Nest.

Sandelson has employed the talents of architect Duncan Dalgleish and leading superyacht builders Pendennis to create the room concept for the £35m hotel which will open in early 2007.

The design has been inspired by "the Golden Age of travel and the beautiful craftsmanship of ocean liners and trains such as the Orient-Express."

Each bedroom is lined with sustainable East African Wenge hardwood which creates the setting for a huge hand-made bed by Savoir Beds, and hide a desk, vanity unit, DVD, TV, CD, broadband and storage space in each room. The bathrooms at Nest are high specification wet rooms with a full body high-pressure shower.

Falmouth-based Pendennis are best known as builders and fitters of superyachts. The company was also responsible for the construction and fitout out of Future Systems iconic NatWest media centre at Lord's cricket ground.

Johnny Sandelson said: "Guesthouse West, my first hotel in Notting Hill, is fun and works well but what Duncan and Pendennis has achieved with Nest is truly exceptional - like an Aston Martin or Phillipe Patak watch, Nest hotel rooms will appeal to those who recognise craft skill and appreciate good design."
